Austin Slower Than Folks are Letting On?

Well, I must say that when I look at the monthly stats from the Austin Board of Realtors, that Austin looks pretty good. Personally, I'm not having the same kind of year as last year, not even close. In speaking with some fellow agents in Austin, it's good and bad to hear that my experience with folks "backing out" of contracts of late is not a Joe-specific phenomenon.

From the ABOR:
June 2008 - Single-Family Homes

* 2,211 was the number of single-family homes sold, a 20 percent decrease from one year ago

* $200,000 was the median price for single-family homes, a four percent increase from June 2007

* $577,471,191 was the total dollar volume of properties sold, a 20 percent decrease from last year

Anyway, if you're like me, and had a few of your clients craw fish, hang in there. The market can't stay like this forever. :)

Pendings down 73.73%
Solds down 15.62%

As for Average Prices: May 4 - May 10, 2008
(compared to the same week in 2007)
The "New Listings" average list price increased 6.65% to $325,020. In 2007 the new listing average list price was $304,747. Last week that number was $321,817.

Sold average sales prices increased 28.16% to $336,786. In 2007 it was $262,782 for the same week. Last week it was 251,110.

The "New Listings" average list price increased 5.37% to $321,817. Last week that number was $360,591. In 2007 the new listing average list price was $305,415.

Sold average sales prices decreased 2.25% to $251,110. Last week it was $322,068.
In 2007 it was $256,901 for the same week.  more...

Pendings down 71.07%
Solds down 4.32%

As for Average Prices: Apr. 13 - Apr. 19, 2008
(compared to the same week in 2007)
The "New Listings" average list price increased 1.59% to $311,131. Last week that number was $323,955. In 2007 the new listing average list price was $306,254.

Sold average sales prices increased 15.83% to $268,124. Last week it was $230,827.
In 2007 it was $231,488 for the same week.

I watched this on the news a few nights ago.

7 On Your Side: Convicted Criminal Still Selling Real Estate

All in all, Mohammad H. Gharbi, Austin, Texas, was found guilty of Conspiracy to Commit Mail Fraud, Wire Fraud and Bank Fraud.

Gharbi was one of twenty-five individuals indicted in Austin, Texas for his participation in a fraud and money laundering scheme that defrauded federally insured financial institutions and mortgage lenders of more than $15 million.  more...
