    I believe Carmen if you'll look around you'll find that many of us practice single agency already. My company does not do dual agency as a matter of company policy. Further, real estate agency laws differ greatly from state to state. In my state of Tennessee for example, the default position is facilitator, a non-agency status until you have a written employment agreement signed by both broker and client.     Too bad you didn't say what the "very bad experience" with the real estate agent was. Buyers and seller's perceptions of what we do and what we're actually required to do are often vastly different from realty. That person's "very bad experience" could have been truly bad or it could have been not much. And FYI, the complaint process against a Realtor (A National Association of Realtor's member) typically starts at the local board or association level. A Professional Standards Committee actually does have quite a bit of power to impose disciplinary actions ranging from a simple letter of reprimand to a fine of up to $5,000, a suspension of membership for up to 6 months, to expulsion from membership in extreme cases. Since Multiple Listing Service privileges are combined with most board or association memberships; expulsion pretty effectively puts the offender out of business.
