    I have personally found that some REO Listing Agents are "holding" offers until they have multiple bids and then they come back to all buyers and ask for their highest and best offer. This has happened to me TWICE in the last month. This is frustrating and discouraging to agents who are trying to facilitate the sale of these foreclosed properties. Interestingly, we lost to higher bids on BOTH properties but then the listing agent came back later to say they would NOW accept our offer because the other offers all fell apart. By that time, the buyers I was working with had moved on to another property and did not wish to deal with the lender. Both properties are now listed, months later, at prices less than our original offer. My advice, take the offer when presented and work with the buyer who is prepared to move forward and close. What seems like the "best" deal may not be so. Buyers are getting increasingly frustrated with foreclosed property negotiations.     You are always going to have busy work to keep you distracted from what is MOST important to your business and that would be the development and care of your database. Without setting aside time to properly work this aspect of your business you will have a tough time maintaining your career. I highly recommend you immediately start organizing your database and start contacting your sphere with a card of thanks for the month of November. I lost track of your point as I waded through your analogies - "I sat in the middle seat, wedged like a cold cut between two oversized slices of human bread". Was this a homework assignment?
