Dear Alison. The Saturday Rule: I have met so many agents through time who say they don't work weekends. If they have associates who'll do the busy work for them, well, then, maybe that will suffice when the buyer isn't fussy about working with a team's top banana. Still, I've found in my still-charged-up close-to-NYC market, that the REALTORS showing despite 97-degree July heat are the very ones who, invariably, are at the top of their game, the admired Top Producers. Their business cards, left on the tables of various local homes every weekend, tell the story. I see them in and out of cars, with high-enders and low-enders, relentlessly in pursuit of deals that necessitate being available to clients. Granted, it's really a fairly small group of people. But they're just not the ones who don't work Saturdays (or Sundays!) --Roberta Baldwin www.NJDreamHouses.com Visit me at www.SuburbanDigs.typepad.com

This was just such a wonderful story yet with a defiant ending, if there ever was one. The internet. It doesn't make good Realtors, no. It simply provides a forum for one's talents. If you are new to the business, it's a great way to promote yourself. But it won't get you automatic listings, that is for sure. However, the combination of proven talent AND the internet presence can make you a household name. The wonderful, church-going gentleman REALTOR the writer used is in the last generation of people in the biz who don't have to know what Trulia is and don't give a damn about the internet. That's all well and good -- he doesn't need it. He's established. He knows the property values in his area and how to price effectively. He is respected and has a circle of influence that nurtures him. Hats off to him. But for the rest of us in this busy world, the internet's essential, if we know how to use it effectively and -- no matter how much attention we get from it -- we know how to talk to people without being smug. There's no substitute for being a human being. --Roberta Baldwin www.NJDreamHouses.com www.SuburbanDigs.typepad.com

Every now and then, someone coming to my site complains about signing in. Everybody else, 1000s of people through time, just do it because they feel they're getting good information. Our response to these people is always kind and informative. They can decide if they want to work with us and many of them do. Others never sign up but just call or email when they're ready to do business. Either way, they understand that reaching out to a trusted Realtor is the first step (after at-home internet research) toward buying or selling a home. --Roberta Baldwin Visit me at NJDreamHouses.com & www.SuburbanDigs.typepad.com
