I would try to put in a better system for the banks to be able to sell their foreclosures. I currently have a situation where although it took me two Wks,and at least 20 phones calls I found the asset manager who was handling the property. I have a cash buyer that would like to buy a 2,5mil house that Washington Mutual has to sell. My client is aware the last Seller is still in the property,and eviction is going on. Wamu first agreed they could sell to my buyer,but then wanted another appraisal,even thou they had just put this property out to bid at 2,571 on Aug22nd. So in short,u have a cash buyer,who cannot buy a house then lender can sell??? How can we fix our problems,when we have situations as this. Bytw,my buyers bid is 2.5mil all cash. Susan
I think Real Estate Companies have not really failed to realize the the industry has changed. It would just cost to many people too much money to change. And what about all those lost jobs. With all that helpful technology,R.E.agents would have to spend money to get it. How could they do that if their Brokers r already charging them too much 4 two little. The industry will change when the walls of fear come down. We are all different,but so r our clients. If I hear how one corporate office is different from the next corporate office,I'll just be sad. But we don't need to be this way. Open up!!!! Data sharing. We have been sharing the data with our clients since before microfilm. We just need to remember that it's not the data we r selling,it's r ability to facilitate a happy experience
I loved your column.Some things have changed dramatically.Some have stayed the same.In my humble opinion of being in the industry,4 things remain the same. Financing=Seller carry back,contract of sale.interest rate,etc. 2.Condition=This applies to the housing market.But also the condition of the property. 3.Location=to schools,on the water,on a golf course etc .4, My all time big one. Price. You may be able to work with the financing,or,the condition,even sometimes location. But in all honestly,if u have tried all of the above,PRICE is your only answer.I hope as an agent u should share those thoughts in the beginning.
