I'm just a real estate guy. I try to sell houses and inform people about the Utah Real Estate Economy. Buying and selling real estate involves big wads of cash, so it's important you use someone who knows what they are doing.

I work a lot with distressed homes, foreclosures, short sales, bank owned homes and HUD homes, and Utah Land.

I specialize in Cache Valley Real Estate but Study the entire Utah market from homes in Clearfield Utah too Hyde Park Real Estate. Utah Real Estate Business is my business.

    I think most of those points were very accurate. In my opinion a part tame agent can be every bit as effective as a full time agent when it comes to selling their listings, depending on how flexible and available they really are. In most cases a part time agent won't be as effective because they don't know the market as well, are more concerned about getting the listing rather than selling the listing, and most likely don't have the resources to really invest in maximum marketing.     It's just the usual story where somebody is jealous that they can't figure out how to get web presence in Google. So instead of beat them, try and destroy them in the sewers.

    Phillip, I agree that agents should be paid for their time and efforts spent towards making the real estate transaction happen. If this actually happened the consumer would be better off as they would actually pay less in real estate fees. Overall, agents would end up making less money. In all reality, it can't work like that because Americans are too cheap. If you told a buyer that it is going to cost them $100 an hour for your time, they would do all they could to avoid using an agent. They would find all the listings online themselves and would drive by them before asking the agent to show them the property. On the sellers side, if you told the seller that they had to pay for all the advertising you were doing for them whether the home sold or not they just wouldn't be able to do it. The problem is that most people don't have the means to pay from their disposable income. By paying an agents commission from the equity in their house it's not "real" money. Consumers love the concept of not having to pay if no results are given. It's a good idea, and could work with some creativity, but the model just wouldn't work in our present market.
