    Congratulations Steve & Kris! For experienced brokers, your decision to go independent was probably inevitable, and you will be glad that you did it now, rather than waiting any longer. Eventually, I think the big brokers will have to change, probably to "new agent training companies", which is what they are best at today. Providing brand awareness, big print ad budgets, walk-in offices and floor time opportunities no longer have the value that experienced agents can't duplicate on-line at a lesser cost. You have probably already read it, but Seth Godin's "small is the new big" can provide you with additional inspiration if you have any doubts!     It's my understanding that Fannie, Freddie, and FHA have all clamped down on making loans to those who plan to keep the old one as a rental. I heard that the "Anti Buy & Bail" policy now requires 25% - 30% equity in the old property as well as 6 months reserves for payments on both the new and old loans.
