    Yes I say always "Thank heavens for change!", and thanks finally to NAR / realtor.com for the update to their archaic website. Access to 21st Century wireless apps with the ability to quickly respond / provide real time data to potential clients is vital to our progression and success. Another trend as we, often the 'average' age REALTORS of 50 yrs +, continue to participate as long as possible because we love what we do as the generations continue to whizz past us, brokerages cannot make light of our experience / knowledge / contributions in hours at a desk. Our business model includes mentorship inspite of sometimes lower productivity. Michael Daly, how old are you anyway? ZZ

    Changing Market, yes yet Short Sales / Foreclosure OPS seem to continue to frighten qualified Joe investor who's fascinated by the low prices here at the beach. This past season, a primarily investment / second home market resales I offered a limousine ride, free hot coffee w/piping fresh made donuts &'tour' with a Lender, Licensed Builder & experienced Buyer Agent / Me weekly! Good response and 4 Potential Buyers later I plan to repeat next season. We are shopping still and 3 have admitted they were waiting for the election to make a serious O to P. When gas hit $3.80+ / gallon I did have to drop the limo and stick to my SUV. Marketing for those 3 mos increased hits on all listings available through my website links and continue to stimulate interest. ZZ

    As an investment / second home Buyer Agent here in the Outer Banks we must not only be realistic with current COMPS and price well below some of those selling prices, Assessed Value as a starting place with price point 5-10% below in some cases to move even beach houses has been what it takes, unfortunately some are already REO.
